Directions from the M25:

Leave the motorway at junction 29 (A127) signposted Basildon and Southend
Continue along this road until you you enter the outskirts of Southend on Sea (about 30 miles)
At first set of traffic signals continue forward and the next 3 continue straight forward
At roundabout take 3rd exit signposted Central Southend (Tesco) still on the A127/Prince Avenue
At next set of lights continue straight on
At next roundabout take the 2nd exit on to the A1159 signposted Shoebury onto Priory Crescent
Next roundabout take the 2nd exit continuing along the A1159/Eastern Avenue
Next roundabout take the 2nd exit continuing along the A1159/Eastern Avenue (Waitrose)
Next roundabout take the 2nd exit continuing along the A1159/Eastern Avenue
Next roundabout take the 1st exit signposted A13 to Shoebury
Then immediately keep in the right hand lane then continue forward onto Bourne Green Chase
Next roundabout take the 1st exit continuing along Bourne Green Chase
Next roundabout take the 2nd exit onto North Shoebury Road (Angel Pub)
Next roundabout take the 2nd exit continuing along North Shoebury Road (Asda)
Go over the bridge and at next roundabout take the 1st exit onto Elm Road
Next roundabout take the 3rd exit into Vanguard Way
Continue to the end and turn left
Then take first right turn into Vanguard Industrial Estate following the road around to the left we are on the right hand side next to unit 13.
